What an annual plumbing maintenance visit actually includes

Annual plumbing maintenance is not glamorous and it is not expensive. It exists to catch the three or four things that fail slowly and expensively if nobody looks at them.

The water heater

We check the anode rod, flush sediment out of the tank, test the temperature and pressure relief valve, and look at the flue on gas units. On a tankless system we descale it, which is what keeps the manufacturer warranty valid.

Sediment is the main reason tanks fail early in hard-water areas, and all of the Four Corners is a hard-water area.

Shut-off valves

Every fixture has one and almost nobody tests them. The time you find out that the valve under the sink has seized is the time you actually need it, with water coming out.

We exercise them, and replace the ones that have already failed.

Drains and the main line

Slow drains get slower. If your main line has root intrusion, it is doing that whether or not you have noticed a backup yet, and a camera inspection finds it before it becomes an emergency excavation.

Leak check

Under sinks, around the water heater, at the toilet base, and at any accessible supply lines. Braided supply hoses have a service life and are one of the most common causes of significant water damage claims.
